Introduction to the Topic of Renting Real Estate in Poland

Today, we will discuss real estate in Poland, with a focus on renting. We will cover what occasional rental (wynajem okazjonalny) is, why it is needed, how to get it, and what nuances and risks are involved in this process. This topic is particularly relevant given that in 2022, many people faced challenges related to renting housing in Poland, and continue to encounter such difficulties to this day.

Our Journey to Poland: From Kharkiv to Poznań

Our story begins in Kharkiv, Ukraine. In 2019, we moved to Poland spontaneously. My wife decided that we should leave the country due to the deteriorating political situation. Two weeks after purchasing construction materials for our new house, we decided to leave while the borders were still open.

It was a risky decision, but fate brought us to Poland.

Apartment Search and Renting: Challenges in a New Place

Upon arriving in Poland, I had to search not only for work but also for housing. My wife and I went to Poznań to stay with friends temporarily. Within a week of arriving, I found a job at a factory producing glass products and immediately began searching for an apartment.

Rental Experience: The Roundabout Paths to Ideal Housing

Initially, we didn’t have enough money to hire a professional agency to help us find an apartment, so we relied on our own skills and language knowledge, which, unfortunately, was quite limited.

I learned a few key phrases necessary for communication with potential landlords. We had to post ads and send them to everyone we could, to find the ideal accommodation in Poland.

Nuances of Renting in Poland: How to Increase Your Chances of Success

After our trip to Poznań and the search for suitable housing, we found a three-room apartment that we decided to rent. This apartment was meant to be our home and the home for our parents.

However, as expected, renting one apartment did not cover all of our expenses. So, we decided to rent out rooms to other tenants. Since each of us worked different shifts, this allowed us to partially cover the cost of utilities and rent.

Working in Poland and Reconsidering Renting

We worked at the factory for six months, but after a downsizing, I had to look for a new job. During this period, I faced changes in the document requirements in Poland when I found a new employer who was ready to provide all the necessary documents without delays.

Purchasing an Apartment in Poland: The Path to Financial Independence

After gaining experience and saving money, we decided to buy our own apartment. By that time, we already knew how to organize the space and reduce costs, which allowed us to purchase a new apartment.

We divided it into several zones, which became separate living units, allowing us to earn additional income and reduce our mortgage expenses.

Establishing Rental Services: Helping Other Immigrants

By 2022, when many immigrants, especially from Ukraine, started moving to Poland, we realized the need for specialized services such as occasional renting.

This not only helped our friends and acquaintances, but also marked the beginning of a new business. We started providing consultation services for apartment rentals, which turned out to be very in demand.

Conclusion: Success and Adaptation in Poland

Poland is a country where, despite all the challenges, you can quickly adapt and achieve success. Occasional renting became one of the ways that helps immigrants not only find housing but also improve their financial position.

For those planning to move to Poland, I can only offer a few pieces of advice: don’t be afraid to take risks, look for opportunities to start a business, and learn from the experiences of others. Your life in Poland can become more comfortable and successful if you are ready to adapt, be flexible, and open to new ideas.
